You may need access to the Land Registry portal in order to do title searches and place matrimonial restrictions on properties on behalf of your clients. If you need to be set up with an account with HMLR please contact the Administration Team who can add you to the firm's account. You can read more guidance on using the firm's HMLR account here. Naturally, you should reflect on your competence before taking any of the above-mentioned steps and consider if it is appropriate to bring in a Property colleague.
You may need to calculate the housing needs or mortgage capacity of the other side. We have access to a tool that does this called Miris and writes a report you can use in court if needs be, see https://mirisreporting.com/. This is an automated service, but a broker report can be added on top (for an additional fee of £445) and is needed in about 10% of cases.
The Admin Team will set up an account for you on requests and arrange training. The firm pays an annual access fee. Miris charges £50 per client (not per search), you should enter the client/matter number in the relevant search request screen on Miris, so the cost can be recharged to the client as a disbursement.
