Land Registry Portal

The replaced the old Land Registry Direct some time ago; it allows you to carry out searches of HM Land Registry.

All colleagues joining one of the Property Teams will automatically be registered for an individual €˜E-Conveyancer Edit Submit and eDRS' account on the . This gives the widest levels of functionality HMLR offers including allowing you to reply to requisitions on behalf of a colleague even if you did not submit the original application. Note: any further requisitions will still be sent to the applicant only. If not automatically registered and an account is required, then you should contact the Administration Team. Once registered, the Administration Team will send your username and password by email.

To log in, go to https://eservices.landregistry.gov.uk/eservices/ECHOM_HomepageServices, and enter your username and password.

When searching HM Land Registry, you should ensure you always record the relevant client/matter reference number in the space provided. You should only contact the Land Registry electronically as anything sent to them is scanned and then destroyed. Their phone number is 0300 006 0411 or you can use their Online Contact Form which is monitored for urgent enquiries. Their address is HM Land Registry, Croydon Office, PO Box 7803, Bliston WV1 9QN.

Keyed-In contains links to the Land Registry's training materials, the Land Registry Training Hub and the Land Registry Practice Guides.

Filings can be made through the portal, and this typically reduces the HMLR fee by around half. Applications through the portal must be 100% correct and ready. The HMLR guidance note is worth reading.

You can receive updates on the progress of outstanding applications in real time by email. This feature is accessed via the and replaces the Day List Enquiry service. You may be interested in HMLR's user guide on how to check applications.
